Campus Wide Facilities Condition Assessments

Shah Smith & Associates, Inc. provided facility condition assessments of the MEP systems at 77 buildings, a total of more than 7.7MM square feet, on the University of Houston Main Campus.
The key objective of this assessment was to establish maintenance and renewal priorities through 2020. The assessment included comparing the 2001 building audit reports with current conditions and preparing updated reports.
The project included the assessment of: HVAC systems, plumbing and fire protection systems, and electrical and lighting systems. A 5 point system was used to rate the condition of each MEP system. Each deficiency observed was assigned a timeframe for correction based on the type of deficiency and the condition of the system. A cost estimate was provided for each improvement along with a classification of the type of improvement, capital renewal or deferred maintenance.
